Renovated in 2022 (c.a.75m2) modern partly furnished apartment in Austrått, available from 01st August.

Please note that although the apartment is advertised as 2 bedroom, as the second bedroom is quite small it should only be used as a guest bedroom or office., therefore the flat is limited to maximum occupancy of 2 persons

PLEASE NOTE that only the following will be considered:
- A couple,
- A single person
- A single person with a small child.
Unfortunately no consideration will be made otherwise.

The apartment was renovated in 2022. It is open, bright & airy and has its own entrance and dedicated private off-street parking for 1 car.
Built, to a high standard with wood floors throughout except in the bathroom and hallway where there are tiles with underfloor heating. Although the apartment is in the basement, due to the large windows, it does not feel like a basement flat. The flat is isolated from the main house, but as its an old wooden design some noise is to be expected from the main house.

The apartment contains the main necessities as listed below and other items to be supplied by the tenant:
• Living area: 3-seater couch, chair & footstool, coffee table, floor lamp, brown carpet, 55” LCD TV
• Dining area: Dining table & 6 chairs
• Kitchen: Built in Oven/ hob, microwave oven, dishwasher, fridge/freezer
• Bathroom: Washing machine, tumble dryer, vacuum cleaner
• Bedroom 1: Wardrobe, double bed (180cm * 200cm), bedside cabinets, bedside lamps
• Bedroom 2: Single bed. chest of drawers (N.B. To be used as a guest room only)
• Entrance / storage room: Chest of drawers

Located in Austrått on the outskirts of Sandnes. Approx. 10-minute walk to the town centre and a short 1min walk to the nearest bus stop. Roughly 10 minutes’ drive to Forus (traffic dependant of course)
The apartment is on a dead-end road so relatively quiet, and as it is on edge of Sandnes is within easy access to nice walking areas, the countryside, and the mountains.

The rent is 13000nok per month in advance with a deposit of 2 months.
Electricity is not included as it has its own supply and meter, therefore an independent electricity agreement must be made by the tenant. According to current tenant it varies from 1000nok per month to 2000nok dependent on time of year and prices.

Wi-Fi access from the main house can be arranged if required.

- Max 2 persons only.
- Parking for 1 car only.
- Electricity not included.
- No smoking inside or outside the house.
- Pets are not allowed.
- Long term tenants are preferred (minimum 1 year)
- References required.

- If you are interested, get in touch and tell us briefly about yourself, what you do (work or school) what you are like as a person and how long you plan to rent. Viewing will be arranged individually. Primarily want long-term rent, minimum 1 year. The tenancy will be regulated by contract; 2 months deposit and 2 month notice period.

As there is still a tenant in the house, viewing will be after appointment only and not until during June.
