Balansert ventilasjonsanlegg: Nytt aggregat (Swegon Casa R3) installert i 2022. Frisk luft tilføres stue/kjøkken og soverom, med avtrekk fra stue/kjøkken og bad. Anlegget kan stilles inn for automatisk regulering ut ifra luftkvalitet og/eller fuktighet, via veggmonitor eller web-app.

God varmeisolering mellom leilighetene i bygget, minimalt behov for oppvarming. Nye panelovner er innkjøpt for soverom (henges opp under vindu), og stue/kjøkken (plassering avtales mellom utleier og leieboer - enten veggen til høyre for stuevindu, eller veggen mellom kjøleskap og sofa).

The building was completely renovated in 2012, with a locked gate, secure bicycle parking, and a quiet/well-lit backyard. Caretaker service that fixes most things quickly. Quiet neighborhood despite central location. Railway station (Oslo S), underground station (Stortinget), and bus/tram stop (Tinghuset, Møllerveien, Nordahl Bruns gate) within a short walking distance.

The apartment is divided into a living room/kitchen, hallway, bathroom, and bedroom. The living room window is 2.3m tall, with a French balcony facing Kristparken. The ceiling in the living room is measured at 3.8m at its highest. The bedroom window faces the backyard.

Available furnished as shown in the photos. The bed is 150cm wide, and the bottom mattress is 140cm. Three wardrobes in the bedroom, and one in the hallway. Appliances include a fridge (Lieberherr CT2131), an induction hob (Bosch Series 6), an integrated oven (Bosch Series 8), an integrated dishwasher (Electrolux 700), and washer/dryer (both AEG Series 8000). The oven has a self-cleaning function. A new stove guard was installed by an electrician in January 2026, at the same time as inspection of the apartment electrical system.
 
Balanced ventilation system: New unit (Swegon Casa R3) installed in 2022. Fresh air is supplied to the living room/kitchen and bedroom, with exhaust air extracted from the living room/kitchen and bathroom. The system can be set for automatic regulation based on air quality and/or humidity, via the wall monitor or a web app.  
 
Good thermal insulation between the apartments in the building, minimal need for heating. New panel ovens have been purchased for the bedroom (to be placed under the window), and the living room/kitchen (placement to be agreed between landlord and tenant - either the wall to the right of the living room window, or the wall between the fridge and sofa).  
 
The living room window has Luxaflex cellular blinds, and there are electric roller blinds in the living room and bedroom. All rooms have Phillips Hue ceiling lighting with functionality for warm and cold white light, as well as dimming. All ceiling lights and wall switches are connected via a Philips Hue Bridge, which is included in the rent. Possibility of supplementing with Phillips Hue lightbulbs for the tenant’s own floor and table lamps. 
 
The rent includes hot water and internet connection via Telia. Infrastructure for cable TV connection with Telia is available, but the tenant will need to enter into a subscription with Telia and cover any cable TV expenses.
