1. OVERVIEW
• Rent price ranges from kr. 4000 to kr. 7000 depending on size and layout of the unit.
• Rent is inclusive of electric, water, Internet, cleaning materials.
• You will have a private fridge/freezer and Smart Full HD LED TV or PC screen in your room.

2. TO GET CONTRACT AND KEYS TO THE APARTMENT YOU MUST BE:
• Willing to follow a cleaning list and house rules.
• Polite and considerate to other tenants.
• Able to pay deposit of two months’ rent + first month’s rent. If you don’t have enough money to pay all three months´ rent up front, we can try to work out a payment plan.

3. HOW MUCH IS THE MONTHLY RENT?
• Rent ranges from kr. 4000 to kr. 7000 - depending on size of the unit (10 sqm to 20 sqm).
• Indoor garage can be rented for kr. 300 a month (if free).

4. WHAT DOES RENT INCLUDE?
• Electricity and water
• Reliable and high speed Internet 500/50 or 250/20 MBps
• Use of washing machine, vacuum cleaner, hair dryer, iron and so on.
• Private space in a common kitchen where you can store your kitchenware.
• Private wardrobe in a corridor to put your shoes or jackets.
• Complete furnished unit.

5. WHAT DO WE MEAN BY FULLY FURNISHED?
• Room has a layout similar to a hotel room, with
bed/sofa, big wardrobe, table, chairs, coffee table, commode and so on.
• Private fridge with freezer.
• Private Smart Full HD LED TV or PC screen.
• Se the pictures to get a better impression.

6. WHAT IS YOUR ROOM LIKE?
• Size of your private living space varies from 8 sqm to 35 sqm.
• Almost all the rooms were renovated after 2012.
• Some of the rooms have big balconies. Almost all the rooms have a nice view.

7. WHAT IS THE APARTMENT LIKE?
• Almost all the apartments have been renovated after 2012.
• Almost all the apartments have two bathrooms and one kitchen. Kitchen is well equipped.
• Each room has a big private wardrobe in the entrance, which can be used to put shoes or outdoor clothes. Each room has some cupboards in the kitchen.
• The apartment is a non-tobacco smoking area. It is however allowed to smoke on the balcony. Electronic cigarettes are allowed inside your unit. You can also use an electronic cigarette in the common area of the apartment, as long as the other tenants don’t object.
• All the apartments are located in a quiet area, free of traffic and pollution in Stovner/Vestli in Oslo


8. HOW IS THE APARTMENT BUILDING AND IT’S NEAREST SURROUNDINGS?
• All the buildings are located in the area of Oslo that is best shielded from traffic and pollution.
• All the buildings are located 5-10 minutes from the T-bane station and from the Stovner Shopping Mal.
• The Stovner Shopping Mall has a post office, banks, a gym, a library and a wide range of shops.
• The T-bane takes about 25 minutes from Stovner station to the Oslo Central Station in the rush hours.

9. WHAT DOES CHARACTERIZE THE STOVNER/VESTLI AREA IN OSLO?
• Stovner is one of the areas that have the lowest crime rate in Oslo according to the Norwegian version of Wikipedia.
• Stovner is at the same time one of the areas in Oslo that has the highest population of people with a foreign background.

10. THE OTHER TENANTS IN THE APARTMENT
• We mostly rent out to couples and women.
• Most of our tenants are young (between 20 and 40 years).
• Many of our tenants come from outside of Norway to work and make better money and have better social security than they can in their home country. Most of these tenants come from another EU member state, but we also have several tenants from Thailand, Philippines, India. All nationalities are welcomed. If you have problems living with a mix group of nationalities, you are advised to seek housing elsewhere. Of course some of our tenants also are native Norwegians.
• All the tenants follow the house rules (the ones that don´t, are asked to leave).

11. THE NORWEGIAN WORK MARKED AND SOCIAL SECURETY SYSTEM
• The unemployment rate in Norway for 1st quarter 2013 was 2.6 % in general. For the non-immigrant population the unemployment rate is as low as 2.0 %. For the immigrant population total the unemployment rate it was 6.8. • Your chance to find work in Norway will depend on several factors like:
- Language skills. To speak Norwegian will of course be a big advantage, and will often be a requirement to get a steady job. Almost all Norwegians understand and speak English. You can therefore get a steady work without understanding the Norwegian language as long as you have good English skills. This will especially apply if you have some vocational education.
- Some educational backgrounds are in higher demand than others in Norway. If you are educated as an engineer, electrician, plumber, computer programmer, doctor, nurse, dentist, veterinary, or have another vocational education that is not bound to a specific language, there will be employers in Norway that need your skills. For some of these educations you might need an extra Norwegian education as a supplement (e.g. plumber) and for some Norwegian skills can be a requirement (e.g. dentist and veterinary).
• Norwegians have a good Social Welfare System, but only if you have work and pay taxes.
• If you are lucky to find a steady job, you will also find that the working conditions in Norway are very good. Work hours are generally 8.00-16.00 Monday to Friday. It is mandatory for workers to take five weeks holiday a year, and on top of that there are many public holidays during the year.
• One warning: Norway in general, and especially Oslo, is very expensive. Accommodation is not the only thing that will empty your savings in a hurry. Oslo is unfortunately among the most expensive city in the world for expatriate employees according to http://en.wikipedia.org/wiki/List_of_most_expensive_cities_for_expatriate_employees
There is however ways to live on low budget even in Oslo. Some of our tenants can probably write a Ph.D. about it.


12. HOW TO MAKE A RESERVATION?
• Many of our rooms get rented out quickly. As a general rule we will rent the rooms out to one who first is willing to sign up the contract after paying two months' deposit + first month’s rent.
• We recommend that you come and have a look at the unit we have for rent before you decide if you want to rent one of them or not.
• If this is difficult for you, we can make a reservation for the room for one month, on the condition that you pay one month rent.
• Beware that it usually takes some time from you make the transfer and until we receive the payment on our account. It will therefore be good if you send us a receipt as soon as you have made the transfer to our account. This way we can prevent renting the unit out to someone else in the time it takes from you making the transfer, and us receiving the payment on our account.


13. SOME ADVICES IF YOU WANT CONTACT US (OR OTHER LANDLORDS) BY E-MAIL
• You are free to write to us in English, Norwegian or Polish.
• We get a lot of e-mails every day, and our units usually get rented out quickly. We (and presumably most landlords in Oslo) therefore priorities witch e-mail we respond to. E-mails like “Hi, do you have any free rooms?” or “Hi, I want to rent a room” will usually not get any response. You will increase you chance to get a response from us if you add some of the following information in your e-mail:
1) When would You like to rent a room
2) How long do You plan to stay
3) If you are a woman, a man or a couple
4) Your nationality
5) If you have work and what kind of work
6) If you have education and what kind of education
7) A picture of you. We don’t really care what you look like, but a picture can make it easier for us to recognize you later if you choose to come and see the units we have for rent. For whatever reason we have a tendency to respond to e-mails when it has a picture of the one that sent it. I guess it’s just human nature.
8) If you have money to pay first month’s rent + two months deposit.

You can keep it short. Some basic information about number 1) to 4) in the list above, will give you 10 times better chance to get a response from us (and probably also other landlords).
